Lead Electrician & Field Safety Representative

You will collaborate with the Group Maintenance Manager and Building Maintenance teams to oversee and address all aspects of electrical work for company properties. A guide to each property will be provided.


Key Responsibilities

  • Permitting & Compliance:
    • Act as the primary Class B FSR; pull and oversee permits in Vancouver, West Vancouver, Burnaby, Richmond, Surrey, and New Westminster.
    • Adhere to and promote safety standards required by regulatory bodies.

  • Technical Projects & Execution:
    • Plan and coordinate major modernization projects, including coordinating with high voltage electricians to install a new 25kV Unit Substation but more specifically handling the installation of 600V in-building distribution systems prior to the unit sub’s arrival.
    • Plan and execute the up-gauging of main floor breakers in the same project to increase electrical capacity in the residential building
    • Perform tasks such as recabling and suite panel replacements for our residential buildings.
    • Execute electrical, low voltage and data Tenant Improvements for our commercial tenants
    • Install network and CCTV systems in our commercial and residential buildings
    • Plan and install electrical and data systems in any new construction or major renovation projects

  • Oversight & Certification:
    • Supervise and certify the electrical work of the maintenance team, specifically for regular switch, fixture, and receptacle replacements.

  • Maintenance Management:
    • Establish priorities and requirements for a Preventative Maintenance (PM) Plan, including items that need to be inspected and maintained for regulatory reasons.
    • Conduct preventative maintenance on company properties, including overseeing building staff on day-to-day electrical duties.
    • Replace lighting, switches and receptacles during suite renovations, particularly for complex cases or when maintenance teams are busy.

  • Estimating and Documentation:
    • Prepare drawings, sketches, layout diagrams, and labor estimates for internal projects.
    • Estimate labor and materials for renovations, upgrades, and projects, including reviewing project drawings, sketches, and specifications and making recommendations for improvements.

  • Operational Support:
    • Operate various lifts to access equipment and systems, requiring work at heights and within confined spaces.
    • Communicate with company staff and external contractors.
    • Fill in with maintenance teams for handyperson tasks where requested, especially during month-end suite turnarounds.

  • Continuous Learning:
    • Continually learn about advances in system and equipment design and technology through communication with local suppliers, on-the-job training, and adapting older systems to work with new components and parts.

Qualifications

  • Certifications: Red Seal Journeyman Electrician certification and Technical Safety BC FSR Certificate (Class A or B).  Fall protection, scissor & boom lift training required.  First Aid and confined space training preferred
  • Knowledge: Familiarity with local electrical / building codes and bylaws.
  • Skills: Highly organized with excellent follow-through skills, especially with electronic communications. 
  • Clean records: Safe driving record and clean criminal record.  Must be bondable.
  • Technical Proficiency: Intermediate computer proficiency is required, including experience with Google Workspace (GMail, Google Drive, Sheets, Docs) and Chromebook / Android devices. Must be able to learn our electronic maintenance management system, Yardi Breeze Premier, to effectively complete all maintenance requests in a timely manner.  
  • Physical Requirements: Ability to spend up to eight hours walking, standing, climbing stairs, and lifting. Ability to perform physical work including bending, kneeling, pushing, pulling, and occasionally lifting up to 75 lb loads unassisted or more with team lifts.

Compensation and Benefits

  • Job Status: Full-time, Permanent, Non-union position.
  • Salary: $120,000 per year, plus a performance-related annual bonus up to 5%.
  • Schedule: 8-hour shift, Monday to Friday. On-call for emergencies 24/7 (paid overtime for callouts outside working hours).
